Benalmádena stretches from the marina and the seafront up through Arroyo de la Miel to the white village of Benalmádena Pueblo, and it has long been a favourite with British owners and retirees.
Down by Puerto Marina and along Benalmádena Costa, homes are mainly apartments. Up the hill, in Torrequebrada, Torremuelle and La Capellanía, there are townhouses and villas built on slopes, with terraces at different levels and more doors to the outside than you might think.

Where we install in Benalmádena
Every part of Benalmádena is covered. These are the areas we are asked about most, and what the homes there are usually like.
Puerto Marina
The marina, surrounded by apartment buildings, shops and restaurants. Busy in the evenings and very quiet in the small hours.
Benalmádena Costa
The seafront strip from the marina towards Torremolinos, with apartment blocks and hotels, and many flats owned by British and Irish buyers.
Arroyo de la Miel
The town’s busy everyday centre, with shops, the train station and lots of apartments where people live all year.
Benalmádena Pueblo
The old white village up the hill, with townhouses on narrow streets and villas on the slopes around it.
Torrequebrada
Around the golf course and the seafront casino, with apartment complexes, townhouses and villas on the hillside.
Torremuelle and La Capellanía
Hillside urbanisations of villas and townhouses with sea views, steep streets and plenty of terraces.
The right set-up
The right alarm system for your home in Benalmádena
The free survey decides the final kit, but this is what we usually fit in Benalmádena, depending on the kind of home.
Apartments
Flats by the marina or along Benalmádena Costa are covered by the Kit Tranquilidad: entrance door, camera detectors, keypad and siren, plus a sensor on any terrace door you can reach from outside.
Townhouses
Townhouses in the Pueblo or on the urbanisations often have doors on two or three levels. Each one gets a sensor, and a camera detector covers the main living area.
Villas
Villas in Torremuelle, La Capellanía or Torrequebrada are best with the Plus kit, so you can look in from abroad, and an outdoor detector on the garden or pool side.
Local advice
Three things that help in Benalmádena
Houses on slopes
Every terrace door is a way in. The survey counts them all, including the ones you only use in summer.
Marina apartments
A busy area by day can be very quiet in the small hours. The alarm reacts to the door being opened, whatever the time.
Retirees spending summer in the UK
Arm the alarm before you fly and check it from the app while you are away.
Local guide
Protecting a home in Benalmádena: what we have learned
In Benalmádena the homes we protect range from studio flats by the marina to family villas on the hills, and their owners range from people who live here all year to families who come for a fortnight in summer. What they want is the same: to know that if something happens, somebody will see it and act.
Hillside houses are the ones that surprise owners. Built on several levels, they often have three or four doors to the outside, including terraces you rarely use. The survey counts every one, and extra sensors cost €1/month each. In apartments, the front door and any reachable terrace are what matter.
If you are retired and spend the hottest months in the UK, arm the alarm before you leave, give a tag to the neighbour or friend who checks on the place, and keep the app on your phone. You will know about anything that happens on the day it happens, not on your return.
Around Puerto Marina and Benalmádena Costa, the evenings are busy and the small hours are very quiet, which is exactly when most break-ins into empty flats happen. A camera detector in the hall and a sensor on the entrance door mean that if anyone gets in at four in the morning, a person at the monitoring centre sees it within moments and the police are alerted with the images, while you are told on your phone.
The keypad goes just inside the door you use most. A tag or the app does the rest.
Living with an alarm in Benalmádena
Through the year, and when nobody is home
Through the year in Benalmádena
Benalmádena has a large year-round British community, many of them retired, alongside owners who come only for the winter or for summer holidays. Plenty of homes are lived in for months and then left for months, often over the hottest part of summer when owners go back to the UK. Whatever your pattern, the alarm stays armed while you are away and tells you at once if anything happens.
Squatters
Hillside houses that sit empty for months, and flats in large blocks, are both at risk from squatters on the Costa del Sol. In Spain, the police can act straight away if they are alerted while the intrusion is happening; once people have moved in, removing them usually means going to court. A monitored alarm with camera verification is there for those first minutes.
Getting it installed
Málaga airport is about 15 minutes away, which makes it easy to fly in for the installation. If you can’t be here, a neighbour, a family member or a property manager can let the technician in. In much of Andalusia, installation is often done within a day or two of signing up.
How it protects you
If a burglar breaks into your home in Benalmádena
The same thing happens whether you are asleep in the UK or at the beach down the road.
1
A sensor is triggered
A door opens or a camera detector picks up movement, and the images go to Segurma’s monitoring centre.
2
A person checks
An operator looks at the images before anyone is called, so false alarms do not send the police to your door.
3
The police are alerted
With the images as evidence: a report from a licensed security company, not a vague call from a neighbour.
4
You are told at once
The alert reaches your phone wherever you are, and the siren lets the intruder know they have been seen.
While you are away
Peace of mind in Benalmádena, wherever you are
Houses in Torremuelle are built down the slope, so yours has its front door at street level, the living floor below that and, at the very bottom, a pool terrace whose door you only open in summer. Say you are back in Norfolk for the hottest months, as you are every year, and in late September the first autumn storm comes in off the sea. The power goes across half the hillside and the fibre goes with it. The control panel moves onto its backup battery and carries on over the mobile network, so for the alarm it is just a wet night, and the app on your phone still shows the house armed.
Someone else has noticed how dark the streets are. He comes down the steps from the lane below, crosses the pool terrace and forces that summer door, the one furthest from the road. In Norfolk, the alert comes through as you are switching off the television. At the Alarm Receiving Centre an operator is looking at the pictures from the camera detector on the bottom floor: not shutters banging in the wind, not a bin rolling down the hill, but a man inside your house. The police are given those images and told which level he is on. The indoor siren does the rest, and he goes back down to the lane.
Next morning the power is back. You chose the Plus kit for exactly this, so you open the IP camera on the living floor: furniture where you left it, rain still running down the glass. The president of your community, who lives at the top of the street and has kept a key and one of your tags since you moved in, walks down to the pool terrace and finds the door bent but shut. He phones the aluminium fitter from Arroyo de la Miel, who drives up the hill after lunch, and the app shows the president’s tag in when they arrive and out when they leave. You arm the house again from the kitchen table in Norfolk.
In October you are back for the winter, and the alarm goes back to being part of the house rather than something you think about. The bottom door has its sensor, the lowest floor is watched, and the president at the top of the street still has his key. On grey afternoons in Norfolk next summer you will still open the IP camera now and then, just to see the sea light on the living-room wall, but Norfolk stops being a countdown to coming back to check. That is what a monitored alarm on this hillside gives you: when the lights go out across Torremuelle and La Capellanía, your house is still talking to somebody who will look at it properly before anyone is sent.
The home in Benalmádena on your phone: armed, disarmed or an alert, as it happens.
Yes, all of Benalmádena, from the coast to the Pueblo and the urbanisations in between. The postcodes are 29630, 29631 and 29639.
My house has three terraces. Do I need a sensor on each?
Ideally, yes. Each extra door or window sensor costs €1/month, and the technician tells you which ones matter during the free survey.
How quickly can it be fitted?
In much of Andalusia it is often a day or two after signing up.
Do you cover Arroyo de la Miel and Benalmádena Pueblo?
Yes, the whole of Benalmádena: the coast, Arroyo de la Miel, the Pueblo and the urbanisations in between.
Can I arm the alarm at night while I’m in the house?
Yes. The technician sets it up so you can arm it when you go to bed and move around the rooms you use, and the app shows its status at any time.
Is there a Segurma office nearby?
Segurma has an office in Málaga. We look after you in English, and Segurma’s technicians do the installation.
Do I need to be in Spain for the installation?
Someone needs to be at the property to let the technician in and be shown how the system works: you, a family member or someone you trust. If you'd rather be there yourself, we'll fit the date around your next trip.
Who installs and monitors the alarm?
Segurma, a Spanish security company founded in 1986 and listed in the Ministry of the Interior's National Private Security Register under no. 3082. Its own technicians install the system and its own Alarm Receiving Centre watches over it 24 hours a day.
