Homes in Mallorca, and how we protect them
Many Mallorca homes are busy in summer and closed for most of the winter. The southwest, around Santa Ponsa, Palmanova and Port d’Andratx, has a long-established British community; the north, around Pollença and Alcúdia, is full of family holiday homes.
Fincas and houses with outbuildings need more than a front-door sensor: the survey looks at every way in, and outdoor detectors cover gardens and pool areas before anyone reaches the house.
For Menorca, Ibiza and Formentera, please ask us first before you plan anything.
How we protect you
Home security in Mallorca: how we protect you
Take a stone finca on the plain near Santa Maria del Camí, with a heavy wooden front door, small windows behind green shutters and a terrace that opens onto the pool. The free survey starts at the edges: sensors on the front door, the terrace doors and the ground-floor windows, because shutters keep out the sun, not a determined intruder. Camera detectors go in the rooms anyone would cross, usually the sitting room and the passage to the bedrooms. The keypad sits by the door you use, the control panel somewhere discreet, the siren where it carries through the thick walls, and the deterrent sign on the gate, where it is seen from the lane.
This is what a monitored alarm connected to the police does in a Mallorcan winter. It is February in Cala Sant Vicenç, the little bay is deserted and your house has been closed since October. Someone levers open the kitchen door. The camera detector records images and sound and sends them to Segurma’s Alarm Receiving Centre, where somebody looks at them properly before ringing anyone. If there is somebody inside, the police are called with the images as proof, the siren sounds through the house, and the alert lands on your phone in Bristol. If it is the friend who airs the house on Fridays, nobody is sent.
From the UK, the Segurma app is how you run your home alarm system on the island. Arm it on the drive to Palma airport, see every alert through the winter, and disarm it in April for the pool man getting the pool ready before you fly out. With the Kit Tranquilidad Plus, the IP camera gives you live view with sound, so after a stormy night you can look at the sitting room of your villa in Santa Ponsa yourself. And if a neighbour in Sóller messages to say a shutter is banging, you can check the alarm is still armed before you reply.
In the Tramuntana villages and out on the plain, fibre does not always reach a finca, and an autumn storm can cut the power for a while. The control panel is built for that: when the fibre drops, it still reaches the centre over the 4G/5G mobile network, and when the power goes, its backup battery keeps it running. That is what lets you stop worrying through the winter: whether the house is in Sóller, Santanyí or Santa Ponsa, someone at Segurma’s centre is watching it 24 hours a day, every day of the year, the police are alerted when it is real, and you know at the same moment they do.
Your kind of home
Alarms for apartments, townhouses and villas in Mallorca
The free survey sets the final kit. This is what we usually fit here, depending on the home.
Flats in Palma and the resorts
Flats in Santa Catalina, Portixol, the old town or along the Paseo Marítimo are usually covered by the Kit Tranquilidad: a sensor on the front door, camera detectors in the hall and living room, the keypad and the siren. Older Palma buildings often have tall balcony doors onto the street, and on the first floor each one gets its own sensor at €1 a month. Holiday apartments in Santa Ponsa, Palmanova or Puerto de Alcúdia follow the same plan, with a sensor on every terrace door if the flat is on the ground floor.
Village and town houses
Stone townhouses in Sóller, Pollença, Alcúdia’s old town and Santanyí typically have a street door, an inner courtyard and a roof terrace, often with a back door onto a lane as well. Each outside door gets a sensor, and a camera detector watches the entrance hall or the stairs, the route anyone would take once inside. Many of these houses keep an open fire for the cooler months, so owners often add a smoke detector at €2.50 a month. If you want to look in from home, the Kit Tranquilidad Plus adds the IP camera.
Villas and fincas
A villa alarm in Port d’Andratx, Camp de Mar, Bendinat or Cala d’Or usually starts from the Kit Tranquilidad Plus, with an outdoor detector at €6 a month on the pool terrace and more on larger or sloping plots, where terraces sit on several levels. Fincas in the interior and around Pollença add a sensor at €1 a month for each door of the casita or the guest rooms across the courtyard, and an extra IP camera at €6 a month can cover a second building. The survey walks the whole plot before anything is priced.
When nobody is there
Holiday homes, empty months and squatters in Mallorca
Mallorca empties in its own way. From November, Puerto Pollensa, Alcúdia and Cala d’Or go quiet, many restaurants close until spring and whole streets of holiday homes have their shutters down. Villas in Port d’Andratx and Camp de Mar may be used for a few weeks in summer, and fincas let to holidaymakers stand empty between the last guests in October and the first in spring. In the Tramuntana, a village house can go months without anyone turning the key. A house nobody has opened since the autumn, on a street where nobody else is either, is what squatters and burglars look for.
In Alcúdia in January there may be nobody on the street to hear a door being forced. Once squatters have moved into a finca, getting them out is a legal process that can take months. The police can act straight away only while the break-in is still happening, which is exactly when a monitored alarm tells them. That is why holiday home security on the island has to be monitored and checked on camera, with the alert reaching you in the UK at the same time. Plenty of owners here use a key-holding company: give them a tag, give another to the neighbour who stays in the village all winter, and the app shows you every visit.
Price
What a monitored alarm costs in Mallorca
Most alarms in Mallorca end up on one of two fees, and as on the mainland they include VAT rather than the Canary Islands’ IGIC. A flat in Palma or a holiday apartment in Santa Ponsa is normally covered by the Kit Tranquilidad: €24.90 a month for the first 12 months, then €43.90. Villas in Calvià and Andratx and fincas in the interior usually take the Kit Tranquilidad Plus, at €24.90 for the first 12 months and then €49.90, plus outdoor detectors for the pool and door sensors for the casita. Equipment and installation are included.

Questions
What owners in Mallorca ask us
Anything else? Ask us on WhatsApp, in English.
Do you cover Ibiza or Menorca?
We arrange Segurma alarms in Mallorca. For Menorca, Ibiza and Formentera, please ask us first and we will tell you honestly whether it can be done.
How long does installation take on Mallorca?
Usually within 1 to 5 days of signing up. Tell us your travel dates or who can let the technician in, and we fit the date around that.
Can the alarm cover a finca with outbuildings?
Yes. The free survey looks at the main house and any annexes; extra door sensors cost €1/month each and outdoor detectors €6/month.
My villa in Mallorca is a holiday let in summer. How does the alarm work with guests?
Disarm it from the app on the day your guests arrive and arm it again once the changeover clean is done, so guests never need a code and nobody has to drive out to the finca near Santanyí just to switch it off. While the house is let, the pool and the garden are theirs; the evening they leave, it is back under watch. If a booking falls through in July, simply leave it armed until the next one.
Can you fit an alarm in an old stone house in Sóller or Pollença without damaging it?
Yes. It is a wireless alarm, so there is no chasing of walls and no cables run through the house, which matters with thick stone walls, old tiled floors and beamed ceilings. The detectors and sensors are small and go where the free survey decides, with the keypad just inside the door. Nothing about an old village house in Sóller or Pollença has to change to make room for it.
Is an alarm worth it for a Palma flat I live in all year?
Yes, because a flat in Palma that is lived in is still empty more often than it feels: every working day, a fortnight in the UK at Christmas, a weekend walking in the Tramuntana. Anyone watching the building only needs to know when you go out. With the alarm armed whenever you leave, an intrusion is checked on camera and passed to the police while it is happening, and you can see from your phone that the flat is armed.
Do I need to be in Spain for the installation?
Someone needs to be at the property to let the technician in and be shown how the system works: you, a family member or someone you trust. If you'd rather be there yourself, we'll fit the date around your next trip.
Who installs and monitors the alarm?
Segurma, a Spanish security company founded in 1986 and listed in the Ministry of the Interior's National Private Security Register under no. 3082. Its own technicians install the system and its own Alarm Receiving Centre watches over it 24 hours a day.
