British owners on the Costa Brava tend to have summer homes in the coves and hill towns, from Begur and Calonge to Platja d’Aro, L’Escala and Roses, and many of those houses stand empty from autumn to spring.

Costa Brava

Homes on the Costa Brava, and how we protect them

Months without anyone in the house is exactly what a monitored alarm is for: if a door is forced in January, the monitoring centre sees it, checks it and alerts the police, and you know about it at once.

In much of Catalonia the installation is often done within a day or two of signing up.

How we protect you

Home security on the Costa Brava: how we protect you

Home security on the Costa Brava is mostly holiday home security, and it has to fit the way these houses are used. A villa above the coves of Aiguablava or Sa Riera in Begur, an apartment over the beach in Tossa de Mar or Lloret de Mar, a stone masia in the fields around Pals: most are opened up at Easter, lived in through July and August and then locked while their owners fly back to the UK or Ireland. Plenty of English speakers who live in Barcelona keep a house here too, so the place in Calonge may only see them one weekend a month.

What we fit follows the way in: in a Begur villa that means the sliding doors onto the terrace and the pool, in a Platja d’Aro apartment the entrance and the balcony, and in a masia the heavy wooden doors on two or three sides of the yard. Each gets a sensor, and camera detectors watch the rooms an intruder would have to cross, such as the living room and the stairs. If a terrace door in Sa Riera is forced on a February night, those detectors send images and sound to Segurma’s Alarm Receiving Centre. An operator checks them, and if it is a real break-in the police are called with the pictures in hand while the siren inside lets the intruder know the house is not as empty as it looked.

You hear about it in the same moment, whether you are in Surrey, Dublin or at your desk in Barcelona. The app lets you arm the alarm if you forgot on the way to Girona airport, and disarm it for the person who checks the house in Calella de Palafrugell after a storm. The control panel uses the internet and the 4G/5G mobile network and has a backup battery, so a power cut when the tramontana brings a line down near Roses, or a fibre outage in a village behind Begur, does not leave the house unwatched.

That is what a monitored alarm with 24/7 monitoring is for on this coast: someone awake and looking at your house when the lanes of Begur are empty and the restaurants in L’Escala have closed for the winter. You do not need to ask a neighbour in Roses to go round after every gale, or spend January wondering about the masia near Pals. If anything does happen, the people who tell you have already checked the images and called the police.

Your kind of home

Alarms for apartments, townhouses and villas on the Costa Brava

The free survey sets the final kit. This is what we usually fit here, depending on the home.

  • Apartments in Lloret, Tossa and Platja d’Aro

Apartments above the beach in Lloret de Mar, Tossa de Mar, Platja d’Aro, L’Escala and Roses are often in blocks where most owners only come in summer, so the stairs can be silent for months. We protect the entrance door and any terrace or balcony that can be reached from the garden or a lower roof. The Kit Tranquilidad covers a typical flat here, with camera detectors in the hall and living room and an extra sensor at €1 a month for the terrace. A smoke detector at €2.50 a month suits a flat that stays closed all winter.

  • Villas in Begur, Llafranc and S’Agaró

Villas on the slopes above Aiguablava, Llafranc and Calella de Palafrugell, or behind the beach at S’Agaró near Sant Feliu de Guíxols, are built for summer: wide sliding doors onto terraces, a pool, bedrooms on more than one level and often a guest flat downstairs. The Kit Tranquilidad Plus brings the IP camera and two door sensors, the other terrace doors take extra sensors at €1 a month, and camera detectors cover each floor. An outdoor detector at €6 a month watches the garden, and a second IP camera at €6 covers a guest flat with its own door.

  • Masies and village houses inland

Stone masies in the fields around Pals and Peratallada or on the edge of Les Gavarres, and village houses across the Baix Empordà, have thick walls, heavy wooden doors and ground-floor windows on every side. This wireless alarm goes in without chasing walls or running cables through the stone. Each outside door and reachable window gets a sensor, with the extras at €1 a month, and camera detectors cover the main rooms. As these houses are often a field away from the nearest neighbour, the Plus kit and an outdoor detector by the drive are worth having.

When nobody is there

Holiday homes, empty months and squatters on the Costa Brava

On the Costa Brava the empty months run longer than many owners admit. The house in Begur or Tossa gets Easter, a couple of weekends in June and the summer, and then waits until the following spring. In Empuriabrava whole stretches of canal have their boats covered and their shutters down through the winter, and in the villages inland the masia’s nearest neighbour may be in Barcelona as well. That is the risk: a door forced in L’Escala in December can go unseen until someone drives past at Easter, and by then a squatter can have been living there for months.

A monitored alarm changes that, because the police hear about it while the break-in is still under way, when they can still step in. Once squatters have moved into a villa in Roses, it usually takes a court order and months of waiting to get the house back. Give one tag to the neighbour in the urbanisation who keeps an eye on the house, another to the person who airs the masia and opens it up before you arrive, and the app shows you when they come and go. The deterrent sign at the gate in Calonge is the first thing anyone trying their luck will see.

Price

What a monitored alarm costs on the Costa Brava

On the Costa Brava you start at €24.90 a month for the first 12 months. After that, an apartment in Lloret, Tossa or Platja d’Aro is usually well served by the Kit Tranquilidad at €43.90 a month. Villas in Begur and masies inland tend to go for the Kit Tranquilidad Plus at €49.90, because a house that stands closed for months is worth seeing for yourself on the IP camera, and many add an outdoor detector for the garden. Prices include VAT, equipment and installation, with a minimum term of 24 months.

Questions

What owners on the Costa Brava ask us

Anything else? Ask us on WhatsApp, in English.

My house is only used in summer. Is a monthly alarm worth it?

That is when it makes the most sense: a house that is empty for months is what burglars and squatters look for, and nobody may notice for weeks.

Can I check on the house from the UK in winter?

Yes, from the Segurma app, and with the Kit Tranquilidad Plus you can watch the IP camera live.

How soon can it be installed?

In much of Catalonia it is often a day or two after signing up.

Will the tramontana set the alarm off at my house in Roses or Empuriabrava?

If the wind ever forces a badly closed door open hard enough to trip its sensor, the operator at the Alarm Receiving Centre checks the camera detectors’ images before doing anything. A door banging in the tramontana is not a burglar, so nobody is sent, and you see the alert on your phone. At the free survey, mention any door in your Alt Empordà house that never quite shuts.

Can the alarm cover the garden down to the canal in Empuriabrava?

Yes. An outdoor detector at €6 a month can watch the garden between the house and the mooring, the side of an Empuriabrava house that faces the water and is hardest for neighbours to see. Inside, the doors onto the canal-side terrace get sensors like any other door. The alarm is there to protect the house and its garden; the boat itself is not part of it.

Can a camera film the lane or the coastal path below my villa in Begur?

No. The technician positions cameras to cover your own home, because Spanish data protection rules limit filming of public spaces such as the street, the beach or the camí de ronda that runs round the coves of Begur below the villas. What protects the house is inside it: the camera detectors capture images of anyone who comes through a door, and that is what the operator and the police need.

Do I need to be in Spain for the installation?

Someone needs to be at the property to let the technician in and be shown how the system works: you, a family member or someone you trust. If you'd rather be there yourself, we'll fit the date around your next trip.

Who installs and monitors the alarm?

Segurma, a Spanish security company founded in 1986 and listed in the Ministry of the Interior's National Private Security Register under no. 3082. Its own technicians install the system and its own Alarm Receiving Centre watches over it 24 hours a day.
