Around the Mar Menor and down the coast to Mazarrón and Águilas, the Costa Cálida has drawn British owners with its golf resorts, calm water and quieter towns. Many of those homes are lived in for part of the year and locked up for the rest.

Costa Cálida

Homes on the Costa Cálida, and how we protect them

Golf resorts and large urbanisations, from La Manga Club to Camposol near Mazarrón and the inland resorts around Murcia, often have long quiet spells outside the main seasons. A resort patrol drives past now and then; an alarm reports the moment a door is opened.

Closer to the Mar Menor, in Los Alcázares, San Javier and San Pedro del Pinatar, homes are mostly townhouses and apartments with patios and roof terraces, which is where the extra door sensors go.

In much of the Region of Murcia the installation is often done within a day or two of signing up.

How we protect you

Home security on the Costa Cálida: how we protect you

The Costa Cálida keeps two calendars. The Mar Menor fills with families from Murcia in July and August, while many owners on the inland golf resorts leave the heat of Camposol, Condado de Alhama or Hacienda Riquelme and spend the summer in the UK. By November it turns round: the apartment towers on La Manga are mostly shuttered and the resorts fill up with winter golfers. Whichever calendar your home follows, it spends months with nobody inside, and those are the months a monitored alarm is for.

On a resort townhouse, the technician fits a sensor on the front door and on the patio door, a camera detector covering the lounge and the foot of the stairs, and the keypad by the front door. On a duplex in Los Alcázares or Lo Pagán, the door up to the roof terrace gets a sensor too, because a terrace on a row of duplexes can be reached from next door. In a La Manga apartment, a door sensor and a camera detector in the hall do most of the work, while detached villas at La Manga Club usually add an outdoor detector by the pool. It is all wireless, so no cables are run through the house.

When a detector is triggered, at a Mazarrón villa or a flat in Santiago de la Ribera, it sends images and sound to Segurma’s Alarm Receiving Centre, where operators work around the clock, every day of the year. An operator checks them first. If it is the neighbour who comes in to water the plants, or the gardener on Camposol arriving early, nobody is sent. If it is a stranger in the lounge, the police are called and handed the pictures, the siren starts inside the house, and the alert arrives on your phone in Birmingham or Belfast.

When a late-summer storm cuts the power in Torre-Pacheco or the fibre drops across a resort, the control panel switches to the 4G/5G network and runs on its backup battery, so the 24/7 monitoring goes on through the storm. From the app you arm the house as you drive to the airport at Corvera, disarm it for the pool man and, with the Plus kit, look in on the lounge from wherever you are. So a burglar alarm on a Costa Cálida home is not something you have to listen out for. It reports to people who act, while you get on with your months back home.

Your kind of home

Alarms for apartments, townhouses and villas on the Costa Cálida

The free survey sets the final kit. This is what we usually fit here, depending on the home.

  • Townhouses and villas on the golf resorts

Camposol, Condado de Alhama, Hacienda Riquelme, Mar Menor Golf at Torre-Pacheco and La Manga Club are full of townhouses and detached villas, many backing straight onto a fairway that anyone can walk across at night. We protect the house and its garden side. Townhouses do well with the Kit Tranquilidad and a sensor on the patio door. Detached villas usually take the Kit Tranquilidad Plus, so you can look in from the UK, with an outdoor detector (€6 a month) facing the course.

  • Duplexes and townhouses around the Mar Menor

In Los Alcázares, Santiago de la Ribera, Lo Pagán and Los Narejos, homes are mostly duplexes and terraced houses on flat streets close to the water, with a front patio, ground-floor windows behind grilles and a roof terrace. We protect every door and any window that opens at street level. The Kit Tranquilidad covers the house, with extra door or window sensors at €1 a month each, and a camera detector at the foot of the stairs sees anyone who comes down from the roof.

  • Apartments on La Manga and in Puerto de Mazarrón

On La Manga, apartments stand in towers and low-rise complexes along the strip between the two seas, and in Puerto de Mazarrón and Águilas they line the seafront. On an upper floor the front door is the way in; ground-floor flats facing a communal pool need the terrace door covered as well. The standard Kit Tranquilidad is enough: door sensor, camera detectors covering the hall and living room, keypad and siren. Summer letting is common here, and the Plus kit’s IP camera lets you see the flat is in order once the guests have gone.

When nobody is there

Holiday homes, empty months and squatters on the Costa Cálida

Mar Menor homes empty out at the end of the summer. Duplexes in Los Alcázares and flats on La Manga, many of them bought for July and August, are locked from late September until Easter, and whole streets go quiet. Golf-resort homes work the other way round: lived in through the mild winter, then left from June while their owners avoid the inland heat. So there are streets on the Costa Cálida in almost any month where closed shutters and an empty drive tell anyone passing that the owners are far away.

That is when holiday home security matters most, because squatters look for exactly those signs. If squatters manage to move in, getting them out usually means going to court and waiting months. If the police are told while the break-in is happening, they can deal with it there and then. Camera detectors and an operator who checks the images are what make that possible on a deserted street in La Manga in February. Give a tag to your keyholder, the neighbour across the street or the property manager who looks after your resort house, so every visit shows in the app with the time and you know each one was expected.

What a monitored alarm costs on the Costa Cálida

Questions

What owners on the Costa Cálida ask us

Anything else? Ask us on WhatsApp, in English.

Do you cover golf resorts like Camposol or La Manga Club?

Yes, as long as Segurma installs at that postcode, which covers the Region of Murcia. Send us the postcode with your quote request and we confirm it.

My resort has its own security. Why add an alarm?

Resort security watches the entrances and drives round the roads. An alarm watches the inside of your home and reports straight away, with images a person checks before the police are called.

How soon can it be fitted?

In much of the Region of Murcia it is often a day or two after signing up. Tell us when you will be there, or who can let the technician in.

Is the alarm connected to the police in Murcia?

It is connected to Segurma’s Alarm Receiving Centre, which alerts the police when there is a real intrusion. An operator first checks the images and sound from your townhouse in San Javier or your villa on Camposol. If someone has broken in, it goes to the police with the images. If it is your cleaner or a family member arriving, nobody is sent. Either way, you see it on your phone.

Do you install CCTV on the Costa Cálida?

Yes, as IP cameras with audio that you watch live from your phone. The Kit Tranquilidad Plus comes with one, and each extra IP camera is €6 a month, which some owners at La Manga Club or Condado de Alhama add to watch a second living area or the way in from the garden. Separately, the camera detectors capture images and sound whenever the alarm goes off, and that is what the operator uses to confirm an intrusion.

Can I let my La Manga apartment in summer and keep the alarm?

Yes. Disarm it from the app on the day guests arrive and turn the indoor camera off for their stay; once the changeover clean is done, arm it again. If an agency on the strip looks after the flat, give them one of the three tags so you can see exactly when they come and go. Once the last guests leave in September, keep it armed and check it from home until your next visit.

Do I need to be in Spain for the installation?

Someone needs to be at the property to let the technician in and be shown how the system works: you, a family member or someone you trust. If you'd rather be there yourself, we'll fit the date around your next trip.

Who installs and monitors the alarm?

Segurma, a Spanish security company founded in 1986 and listed in the Ministry of the Interior's National Private Security Register under no. 3082. Its own technicians install the system and its own Alarm Receiving Centre watches over it 24 hours a day.
