Homes in Tenerife, and how we protect them
In the south, homes are mostly apartments in complexes and villas on the hills above the coast, many of them let to holidaymakers between the owners’ own visits. The alarm is disarmed while guests are in and armed again when they leave, from your phone.
In the Canary Islands IGIC applies instead of VAT, so we confirm your exact monthly fee in writing before you sign.
For La Palma, La Gomera and El Hierro, please ask us first.
How we protect you
Home security in Tenerife: how we protect you
Home security in Tenerife has to fit the way homes here are used. In the south, around Costa Adeje, Los Cristianos and Playa de las Américas, many owners have an apartment in a complex built around a communal pool, with a front door off an open walkway and a terrace onto the gardens. In Golf del Sur and Callao Salvaje there are townhouses and villas with terraces on several levels. In the north, above Puerto de la Cruz and across the Orotava valley, there are fincas on terraced land, with outbuildings and a track up from the road. A burglar alarm planned for one of these would leave gaps in another, so the free survey starts with your doors, your terraces and the way you come and go.
In a south-coast apartment, a sensor goes on the terrace slider facing the pool, a camera detector covers the living room that anyone coming in from the garden has to cross, and the keypad sits just inside the front door. On a northern finca, every door onto the land gets a sensor, and an outdoor detector can watch the patio or the path from the gate. When something is detected, the camera detectors capture images and sound for Segurma’s Alarm Receiving Centre, where an operator checks them before anyone is called. If someone has broken in, the police in Tenerife are alerted with the images as evidence, the indoor siren sounds, and the alert reaches your phone. If it was the cleaner arriving early at the complex, nobody is sent.
Many owners in Tenerife spend part of the year back in the UK or Ireland, so the app does the daily work. You arm and disarm from there, see every alert and, with the Kit Tranquilidad Plus, watch the IP camera live: the living room in Adeje on your phone while you sit in your kitchen in Leeds. The control panel talks to the monitoring centre over the internet and over the 4G/5G mobile network, and it has a backup battery. A power cut across the complex, or a fibre line that drops in a winter storm on the north coast, does not leave the house unwatched.
That is what a monitored alarm connected to the police means on this island. Nobody in a half-empty complex in Los Cristianos has to hear a siren and decide what to do, and no friend has to drive up to the finca after a worried phone call from you. Segurma’s own technicians fit it, the centre watches it 24 hours a day, and you can stop wondering about the house in Tenerife while you are somewhere else.
Your kind of home
Alarms for apartments, townhouses and villas in Tenerife
The free survey sets the final kit. This is what we usually fit here, depending on the home.
Apartments in southern complexes
In the complexes of Costa Adeje, Los Cristianos, Playa de las Américas and Los Gigantes, an apartment usually has one door off a walkway and a terrace or balcony over the communal pool. We protect both with sensors, put camera detectors in the hall and the living room, and fit the keypad and the indoor siren inside. The Kit Tranquilidad covers most of these flats. On the ground floor, where the terrace opens straight onto the gardens, an extra door or window sensor for a bedroom window or a second slider is the usual addition.
Townhouses and villas in the south
In Golf del Sur, Callao Salvaje and on the hillsides above Adeje, homes spread over several levels, with a garden, a roof terrace and often a private pool. The survey counts every door to the outside, upstairs and down. The Kit Tranquilidad Plus suits most of them, because the IP camera lets you check the house from your phone. An outdoor detector by the pool or the side path gives the alert before anyone reaches the glass, and villas with a long glazed front onto the sea view often add an extra IP camera.
Fincas in the north
Around Puerto de la Cruz, La Orotava and Los Realejos, many owners have a finca: an older house with thick stone walls, wooden shutters, a patio and outbuildings on terraced land. Sensors go on the main door, the patio doors and any store you keep locked, camera detectors cover the rooms an intruder would cross, and an outdoor detector watches the courtyard or the path from the gate. The kit is wireless, so nothing is chased into those old walls and no cables run through the house. A smoke detector is worth adding if the finca has a fireplace.
When nobody is there
Holiday homes, empty months and squatters in Tenerife
Tenerife runs on the opposite calendar to most of Spain’s coasts. Many British and Irish owners arrive in the south in the autumn, stay for the winter sun and fly home around Easter or the start of summer, so the apartment in Costa Adeje or the villa in Golf del Sur stands empty through the hottest months, apart from the odd holiday let. In a complex, a flat with its shutters down for weeks is easy to spot, and that is exactly what burglars and squatters look for. Once squatters have settled in, getting them out usually means court and months of waiting, all handled from another country.
A verified, monitored alarm changes the outcome. If a terrace door is forced in Los Cristianos on a July night, the camera detectors capture it, an operator checks the images and the police are alerted while the break-in is still happening, which is when they can act on the spot. You get the alert at the same moment, wherever you are. For the months you are away, give one of the 3 tags to a neighbour in the complex, your property manager or the cleaner who airs the flat, and the app shows you each time they come and go.
Price
What a monitored alarm costs in Tenerife
In Tenerife you pay €24.90 a month for the first 12 months, then €43.90 a month for the Kit Tranquilidad or €49.90 for the Kit Tranquilidad Plus, with equipment and installation included. Questions
What owners in Tenerife ask us
Anything else? Ask us on WhatsApp, in English.
Is the price different in the Canary Islands?
The offer is the same, but IGIC applies instead of VAT, so the final monthly fee is slightly different. We confirm the exact figure in writing before you sign.
I let my apartment to holidaymakers. How does that work?
You disarm the alarm from the app when guests arrive, turn off any indoor camera while they are staying, and arm it again when they leave. Your property manager can also use a tag.
Do you cover La Gomera or La Palma?
Please ask us first with the postcode. We arrange Segurma alarms in Tenerife and will tell you honestly about the smaller islands.
We bring our dog to Tenerife for the winter. Will it set the alarm off?
Tell us about the dog at the free survey. The detectors are placed with pets in mind, whether the dog sleeps in the living room of an apartment in Costa Adeje or has the run of a villa in Callao Salvaje. And because the operator at the Alarm Receiving Centre checks the images before calling anyone, an alarm caused by the dog does not send the police. You still see the alert on your phone.
Is a camera worth it for a villa in Tenerife?
For most villas, yes. The Kit Tranquilidad Plus includes an IP camera with audio that you watch live from the app, so you can check the pool terrace in Golf del Sur after a windy night or see who is at the door. Extra IP cameras can be added for a monthly fee if the plot is large. The camera detectors already capture images whenever the alarm goes off, and those are what the operator and the police see.
Can the alarm cover a finca in the north of Tenerife with outbuildings?
Yes, and the free survey is where we plan it. The house itself gets the camera detectors and the door sensors. For a finca near La Orotava or Los Realejos, an outdoor detector can watch the courtyard or the path between the house and the outbuildings, so you get the alert before anyone reaches a door. Tell us at the survey which stores or sheds you lock and what you keep in them, and the kit is decided around that.
Do I need to be in Spain for the installation?
Someone needs to be at the property to let the technician in and be shown how the system works: you, a family member or someone you trust. If you'd rather be there yourself, we'll fit the date around your next trip.
Who installs and monitors the alarm?
Segurma, a Spanish security company founded in 1986 and listed in the Ministry of the Interior's National Private Security Register under no. 3082. Its own technicians install the system and its own Alarm Receiving Centre watches over it 24 hours a day.
