Cádiz & Sotogrande

Homes in Cádiz province, and how we protect them

Sotogrande homes are often large villas with gardens and staff coming and going; tags and the app make it easy to let them in without sharing codes. On the Costa de la Luz, many houses are summer homes that sit empty for the rest of the year.

Segurma has an office in Cádiz, and in much of Andalusia the installation is often done within a day or two of signing up.

Most break-ins in holiday homes happen when nobody is there. That is the moment a monitored alarm is for.

How we protect you

Home security in Cádiz province: how we protect you

Take a single-storey chalet among the pines at La Barrosa in Chiclana, the kind of house that fills up in August and sits behind a locked gate the rest of the year. The free survey starts outside, with an outdoor alarm: a detector watching the garden, because the trees hide anyone crossing the plot. Sensors go on the porch door and on the sliding doors to the terrace. Inside, camera detectors cover the living room and the corridor to the bedrooms, the keypad sits by the door you use, and the siren goes where it is heard all through the house. The deterrent sign goes on the gate, where anyone walking down the sandy lane will see it.

This is what a monitored alarm connected to the police does for a beach house in Zahara de los Atunes that you closed up after the summer. On a wet night in January, someone forces the kitchen door. The camera detector in the sitting room picks up the movement, with images and sound, and someone at Segurma’s Alarm Receiving Centre goes through what it captured before picking up the phone. If there really is somebody in the house, those pictures go to the police, the siren inside makes it plain they have been noticed, and your phone in London lights up with the alert. If it is the neighbour from the next street checking on the house after a storm, nobody is sent.

Owners of summer houses in Conil, Vejer or El Puerto de Santa María mostly run their home alarm system from the UK. The Segurma app arms the house as you leave in September, shows every alert through the winter and lets you disarm it in June for whoever cleans the pool at Novo Sancti Petri before you arrive. With the Kit Tranquilidad Plus you also get live view, with sound, from the IP camera, so when an alert says the terrace door of your house in Roche has opened, you can look for yourself while the centre deals with it.

Fibre is usually fine in Sotogrande and the newer developments, but a house in the campo between Conil and Vejer, or a cortijo outside Jerez, can sit at the end of a patchy line, and a winter storm can take the power out. The control panel has two ways to reach the centre, the internet and the 4G/5G mobile network, and a backup battery for when the power goes, so a bad line or a storm does not cut the house off. That is what second home security on this coast should feel like: you lock up in Caños de Meca after the summer and stop thinking about it until the next one, because if anything happens, a person sees it, the police are told, and so are you.

Your kind of home

Alarms for apartments, townhouses and villas in Cádiz province

The free survey sets the final kit. This is what we usually fit here, depending on the home.

  • Marina and beach apartments

Apartments around the marina in Sotogrande, in Alcaidesa, at Valdelagrana in El Puerto de Santa María and along the beach at La Barrosa are usually covered by the Kit Tranquilidad: a sensor on the entrance door, camera detectors in the hall and living room, the keypad and the siren. Ground-floor flats with a garden terrace add a sensor at €1 a month for each terrace door, and so do first-floor flats whose balconies can be reached from the garden. If you want to see inside from the UK or from Gibraltar, the Kit Tranquilidad Plus adds the IP camera.

  • Townhouses and white-village houses

In Vejer, Conil, Medina Sidonia and the old centres of Jerez and El Puerto, houses open onto the street through a heavy front door, wrap round an inner patio and finish with a flat roof terrace. Each of those doors gets a sensor, and a camera detector covers the patio side, the route anyone would take once inside. Ground-floor windows behind iron grilles get a sensor as well, because a grille slows someone down but tells nobody. Newer townhouses in Pueblo Nuevo de Guadiaro and Torreguadiaro follow the same plan, with a garden instead of a patio.

  • Villas and cortijos

A villa alarm in Sotogrande Alto, La Reserva, the San Roque Club or Novo Sancti Petri usually starts from the Kit Tranquilidad Plus, with one or more outdoor detectors at €6 a month each on the garden and pool side. Cortijos in the countryside around Jerez and Arcos often have stables, a store or a guest house across the yard: each of those doors gets a sensor at €1 a month, and an extra IP camera at €6 a month can cover a second building. The free survey walks the whole plot before anything is priced.

When nobody is there

Holiday homes, empty months and squatters in Cádiz province

On the Costa de la Luz the year turns on the summer. Beach houses in Zahara, El Palmar, Caños de Meca and Conil fill up in July and August, open again at Easter, and stand shuttered for most of the months in between, while whole streets of holiday chalets in Roche and La Barrosa go quiet once the schools go back. Sotogrande follows its own calendar: busy through the summer and the August polo, calmer from October, with many owners living in London, Madrid or Gibraltar and coming when they can. A house with sand against the door and nobody around since September is exactly what burglars and squatters look for.

For a beach house in El Palmar, the bigger worry is often not a burglar who leaves with the television but someone who changes the lock and stays. Once squatters are living in a house, the way out is usually through the courts, and that takes months. Caught while the door is still being forced, it is a matter for the police there and then. So an anti-squatter alarm here is monitored and checked on camera, and the Alarm Receiving Centre passes the images to the police during the break-in. Give a tag to the neighbour in Conil who stays all winter or to your property manager in Sotogrande, and the app shows you every visit.

Questions

What owners in Cádiz province ask us

Anything else? Ask us on WhatsApp, in English.

Is there a Segurma office in Cádiz?

Yes, Segurma has an office in Cádiz. We handle everything with you in English and Segurma’s technicians do the installation.

My villa has a gardener and a cleaner. How do they get in?

Each can have a contactless tag, or you disarm the alarm for them from your phone. Nobody needs your code.

Can it cover the garden and pool?

Yes, with outdoor detectors (€6/month each), so the alert comes before anyone reaches the house.

I work in Gibraltar and live in Sotogrande. Can I run the alarm from across the border?

Yes. The alarm protects your home on the Spanish side, and the Segurma app goes wherever your phone does. Arm the house as you join the frontier queue in the morning, see any alert at your desk on the Rock and, with the Kit Tranquilidad Plus, look at the IP camera live. If the children get home to Sotogrande before you are back across the border, a tag lets them in without the code and the app shows you they are home.

The Levante blows for days in Tarifa. Will the alarm keep going off?

A strong easterly rattles shutters, gates and terrace furniture all the way from Tarifa to Conil, so it is a fair worry. This is where the camera detectors earn their place: if something does set the alarm off, a person at the Alarm Receiving Centre looks at the pictures first. A banging shutter in Zahara does not send the police to your door; a real intrusion does, with the images as evidence.

Do you install inland too, in Jerez, Arcos or Medina Sidonia?

Yes. Segurma installs right across Cádiz province, so a townhouse in the centre of Jerez, a cortijo off the road to Arcos or a village house in Medina Sidonia is covered just like a villa in Sotogrande. Put your postcode in the form and we confirm it. If the house is a second home, tell us who holds the keys and we arrange the installation visit around them.

Do I need to be in Spain for the installation?

Someone needs to be at the property to let the technician in and be shown how the system works: you, a family member or someone you trust. If you'd rather be there yourself, we'll fit the date around your next trip.

Who installs and monitors the alarm?

Segurma, a Spanish security company founded in 1986 and listed in the Ministry of the Interior's National Private Security Register under no. 3082. Its own technicians install the system and its own Alarm Receiving Centre watches over it 24 hours a day.
