The Costa del Sol mixes people who live here all year with owners who come for the winter sun and leave the place shut up in summer, or the other way round. Either way, a home that is empty for weeks needs someone watching it.

Costa del Sol
Homes on the Costa del Sol, and how we protect them
West of Málaga the coast is almost continuous: apartment blocks along the seafront in Torremolinos, Benalmádena and Fuengirola, large urbanisations in Mijas, and villas and golf communities around Marbella, Estepona and Manilva. Gated complexes keep cars out, but they do not watch your terrace door at three in the morning.
East of Málaga, in the Axarquía, homes are more spread out: townhouses in Nerja and Torrox, and country houses around Vélez-Málaga, Cómpeta and Frigiliana, where fibre can be patchy. The Segurma control panel also connects over 4G/5G and has a backup battery, which matters out there.
Segurma has an office in Málaga, and in much of Andalusia the installation is often done within a day or two of signing up.
How we protect you
Home security on the Costa del Sol: how we protect you
On the Costa del Sol, the free survey starts with how you use the house and how someone would get into it. Take a villa on the hillside above Manilva or Casares, empty for weeks at a time, and it means three layers. An outdoor detector watches the garden and the pool, so the alarm reacts while someone is still outside. Sensors sit on the doors and windows onto the terraces, which on a sloping plot are often on two levels. Inside, camera detectors cover the living room and the corridor to the bedrooms, the keypad goes by the door you use, and the siren goes where it is heard all over the house.
Here is what a monitored alarm connected to the police does in practice. It is February, your townhouse near Burriana beach in Nerja is shuttered, and you are back in Bristol. Someone forces the patio door. The camera detector in the living room catches it on images and sound, and the first person to see them is an operator at Segurma’s Alarm Receiving Centre, not a neighbour or the police. If somebody really is in the flat, the operator calls the police and passes on what the camera saw, the siren goes off, and your phone shows the alert wherever you are. If it was your daughter arriving a day early from Gatwick, or the friend who waters your bougainvillea, nobody is sent.
Owners who ask us about CCTV in Mijas usually want one thing: to see the terrace and the pool from home. The IP camera in the Kit Tranquilidad Plus gives you live view, with sound, in the Segurma app, and a large villa in Marbella or Estepona can add extra IP cameras. The same app arms the house as your taxi pulls away for Málaga airport, shows every alert, and lets you disarm for the pool man in Alhaurín without handing out a code. So when your phone buzzes over dinner in Dublin, you can open the camera and see the living room for yourself.
On the coast, the panel’s backup battery and its second route over 4G/5G mean a power cut or a fibre fault in a Benalmádena block does not leave your flat unwatched, and Segurma’s 24/7 monitoring carries on right through the months you are away. That changes the favours you ask of whoever stays on the Costa del Sol all year. Nobody has to walk past your Fuengirola flat to check the shutters are still down, or drive up to Frigiliana after a storm to see whether the doors held. If anything does happen, a person at the centre sees it, the police hear about it, and so do you.
Your kind of home
Alarms for apartments, townhouses and villas on the Costa del Sol
The free survey sets the final kit. This is what we usually fit here, depending on the home.
Seafront apartments
From La Carihuela and Playamar in Torremolinos to the beachfront blocks of Rincón de la Victoria and Torre del Mar, an apartment alarm here is mostly the Kit Tranquilidad. The entrance door gets a sensor, camera detectors watch the hall and living room, and the keypad goes just inside the door. On the ground and first floors, where terraces open onto communal gardens or the promenade, each terrace door gets its own sensor at €1 a month. Owners who want to look in from the UK move up to the Kit Tranquilidad Plus for its IP camera.
Townhouses on golf and village developments
Townhouses in Sabinillas, Casares Costa, Torrox Costa and the white streets of Frigiliana usually have outside doors on two or three levels: a street door, a patio and a roof terrace. Each door gets a sensor, and a camera detector covers the staircase or living room anyone coming in would have to cross. Around the golf course at La Duquesa, the garden door facing the fairway matters as much as the front one. In Cómpeta and Canillas de Albaida, where many houses have a wood burner for the colder nights, owners often add a smoke detector at €2.50 a month.
Villas and inland fincas
A villa alarm in Marbella, Mijas or the hills behind Estepona usually starts from the Kit Tranquilidad Plus, so you can watch the IP camera from abroad, with one or more outdoor detectors at €6 a month each, depending on the plot. Inland, around Alhaurín el Grande, Coín and Cómpeta, fincas often have a garage, a guest house or a store room across the yard. Each door gets a sensor at €1 a month, and an extra IP camera at €6 a month can cover the guest house. The free survey walks the whole plot before anything is priced.
When nobody is there
Holiday homes, empty months and squatters on the Costa del Sol
Homes on the Costa del Sol empty out in two rhythms. Many winter residents shut their flats in Torremolinos and Benalmádena in May and fly home before the heat, while families with a townhouse in Nerja or Manilva use it at Easter and in August and lock it up from September. Golf developments around Casares can be half asleep midweek in winter, and village houses in Cómpeta stand closed for months at a time. A flat with its shutters down all summer, or a townhouse with no car outside since Easter, is easy to read for anyone looking for an empty property, whether they want to steal from it or move in.
In a Torremolinos block, a forced door on the fourth floor looks like any other from the corridor, and the neighbours may be away too. Squatters who have already settled in usually need a court order and months to remove. Someone caught forcing the door is a different matter, because the police can deal with it on the spot. An anti-squatter alarm closes that gap: the camera images let the Alarm Receiving Centre alert the police during the break-in, and you hear about it at the same time. Give a tag to your property manager in Marbella or the neighbour who stays all year in Sabinillas, and the app shows who opened the door and when.
Price
What a monitored alarm costs on the Costa del Sol
Most people on the Costa del Sol end up on one of two fees. A flat in Torremolinos, Rincón de la Victoria or Torre del Mar is normally covered by the Kit Tranquilidad: €24.90 a month for the first 12 months, then €43.90. Villa owners in Marbella, Mijas or Casares more often choose the Kit Tranquilidad Plus for the live camera, at €24.90 for the first 12 months and then €49.90, and add an outdoor detector or two from the extras below for the pool and garden. VAT, equipment and installation are included.

Questions
What owners on the Costa del Sol ask us
Anything else? Ask us on WhatsApp, in English.
Do you cover the inland villages and the Axarquía?
Yes, Segurma installs across Málaga province. In country houses where fibre is unreliable, the control panel keeps reporting over the 4G/5G mobile network, and the technician checks the signal during the free survey.
Is there a Segurma office on the Costa del Sol?
Segurma has an office in Málaga. We look after you in English from the first question to the installation day, and Segurma’s technicians do the fitting.
My apartment block has a porter. Do I still need an alarm?
A porter or a gated entrance covers the shared areas during working hours. The alarm covers your own home around the clock: if someone gets in through a door or a terrace, the monitoring centre sees it, checks it and alerts the police.
How do I choose the best alarm installer on the Costa del Sol?
There is no shortage of alarm companies between Nerja and Manilva, so ask each one the same four questions. Is it listed in the Ministry of the Interior’s National Private Security Register? Does it watch your home from its own Alarm Receiving Centre? Does a person check the camera images before the police are called? And will someone go through the contract with you in English before you sign? With Segurma and with us, the answer to all four is yes.
My penthouse in Torremolinos has a big roof terrace. How is that covered?
On the seafront blocks of Torremolinos and Benalmádena, a penthouse solarium can sometimes be reached from a neighbouring terrace or the communal roof, so it deserves the same attention as the front door. The technician puts a sensor on the door that leads from the solarium down into the flat, at €1 a month as an extra, and a camera detector covers the room or stairs below it. The front door is covered as usual.
I’m buying a property on the Costa del Sol. When should I arrange the alarm?
As soon as you have a completion date. Book the free survey for the week you sign at the notary and collect the keys, so the house spends as few nights as possible empty and unprotected. That matters with a resale villa in Marbella or Mijas, where the previous owners’ cleaner or gardener may still have a key. If you fly home straight after completion, your lawyer, your agent or a friend can be there to let the technician in.
Do I need to be in Spain for the installation?
Someone needs to be at the property to let the technician in and be shown how the system works: you, a family member or someone you trust. If you'd rather be there yourself, we'll fit the date around your next trip.
Who installs and monitors the alarm?
Segurma, a Spanish security company founded in 1986 and listed in the Ministry of the Interior's National Private Security Register under no. 3082. Its own technicians install the system and its own Alarm Receiving Centre watches over it 24 hours a day.
