Homes in Estepona

Home security in Estepona: what we protect

British owners here have everything from new-build apartments in gated complexes on the New Golden Mile to villas with pools around El Paraíso, Atalaya and Valle Romano. Gated communities keep cars out, but they do not watch your terrace door, and villas have gardens and pool areas that need covering too.

Neighbourhoods

Where we install in Estepona

Every part of Estepona is covered. These are the areas we are asked about most, and what the homes there are usually like.

  • Old town

Estepona’s whitewashed centre, known for its streets lined with flower pots, is mostly townhouses and small apartment buildings. Ground-floor doors and windows open straight onto the street.

  • New Golden Mile

The stretch of coast between Estepona and Marbella, lined with apartment complexes and frontline developments, many of them holiday homes owned by northern Europeans.

  • El Paraíso

A long-established area of villas around a golf course, set back from the coast towards San Pedro. Large plots, pools and mature gardens.

  • Cancelada

On the Marbella side of town, with townhouses, apartment complexes and villas close to the beaches.

  • Atalaya and Valle Romano

Golf communities with apartments, townhouses and villas, many in gated developments with communal gardens.

  • Selwo and Bahía Dorada

Further west, a quieter mix of frontline complexes and villa urbanisations, with plenty of second homes.

The right set-up

The right alarm system for your home in Estepona

The free survey decides the final kit, but this is what we usually fit in Estepona, depending on the kind of home.

  • Apartments

Most frontline and golf apartments only need the Kit Tranquilidad: the entrance door, camera detectors and a sensor on each terrace door, especially on the ground and first floors.

  • Townhouses

Townhouses in the old town or on the urbanisations usually have a street door, a patio and a roof terrace. Each gets a sensor, and a camera detector watches the main living space.

  • Villas

For villas in El Paraíso, Atalaya or Valle Romano we suggest the Kit Tranquilidad Plus with outdoor detectors, so the garden and pool are covered and you can look in through the IP camera from abroad.

Local advice

Three things that help in Estepona

  • Gated complexes

A barrier and a guard hut stop cars, not someone climbing onto a ground-floor terrace. Protect your own doors as well.

  • Villas with pools

An outdoor detector on the garden side means the alert comes before anyone reaches the house.

  • New builds

The standard kit is wireless, so it goes into a new apartment without drilling channels or touching the finish.

Local guide

Protecting a home in Estepona: what we have learned

Estepona has changed a lot in recent years, and so have the homes we are asked to protect. There are more new-build apartments in gated complexes, more townhouses on golf developments, and still plenty of villas with gardens and pools in El Paraíso and towards Benahavís. Each needs a slightly different set-up, which is why the survey always comes first.

In new developments, people often assume the complex’s security is enough. It isn’t designed to be: the guard watches the gate and the gardens, not your terrace door, and community cameras only record. The alarm reacts the moment your own door or window is opened, and a person checks it before alerting the police.

For villas, the garden is the first line. An outdoor detector on the pool or garden side gives the alert while someone is still outside, and the IP camera in the Plus kit lets you see what is happening from wherever you are.

Many of our Estepona customers are winter residents who play golf most mornings and spend the summer back home, or families who use the apartment in the school holidays and let it the rest of the time. Either way, the house is regularly empty for weeks. Arming the alarm from the app on the way to the airport, and checking it from time to time while you are away, takes a few seconds and means you never have to wonder whether everything is all right.

Living with an alarm in Estepona

Through the year, and when nobody is home

Through the year in Estepona

Estepona is lively all year, but many of its newer developments are second homes that fill up at Easter, in summer and at Christmas and sit quiet for long stretches in between. Owners who come for the winter golf often leave the place empty in the hottest months. The alarm fits both patterns: armed while you are away, checked from your phone, and disarmed for whoever looks after the house.

Squatters

New developments with a lot of empty units can attract squatters, and the Costa del Sol has seen its share of cases. What matters is catching an intrusion while it is happening, because in Spain that is when the police can step in straight away. Once people have settled in, removing them usually means a court case. A camera-verified alarm is built for that first hour.

Getting it installed

Málaga airport is about an hour’s drive away. If you can’t be there for the installation, your property manager, a neighbour or a family member can let the technician in. In much of Andalusia, installation is often done within a day or two of signing up.

How it protects you

If a burglar breaks into your home in Estepona

The same thing happens whether you are asleep in the UK or at the beach down the road.

How a Segurma alarm protects your home The sensors at home send the alert to Segurma’s monitoring centre, a person confirms it and alerts the police, and you are notified on your phone. Your home Monitoring centre Police alerted Sensors armed You’re told at once
  1. 1

    A sensor is triggered

A door opens or a camera detector picks up movement, and the images go to Segurma’s monitoring centre.

  2. 2

    A person checks

An operator looks at the images before anyone is called, so false alarms do not send the police to your door.

  3. 3

    The police are alerted

With the images as evidence: a report from a licensed security company, not a vague call from a neighbour.

  4. 4

    You are told at once

The alert reaches your phone wherever you are, and the siren lets the intruder know they have been seen.

While you are away

Peace of mind in Estepona, wherever you are

In Estepona’s old town, your townhouse shares walls, and in places a roofline, with the houses either side, and the neighbour on the left waters the pots on your whitewashed front whenever you are away. Say it is November and you are back in Harrogate for a month, for a wedding and the grandchildren. She lets herself in on Tuesdays and Fridays with her own tag to see to the patio, and the app shows each visit without you having to ask. Some evenings you open the IP camera from the Plus kit just to look at the sitting room and the stairs in the light through the shutters, and to hear the bells of Los Remedios carrying down the street.

On the second Saturday, late, the alert arrives in the middle of the wedding reception. You step outside, open the IP camera and see torchlight at the top of the stairs, then hear the siren through your phone. Someone has come across the roofs and opened the door from the roof terrace. At Segurma’s Alarm Receiving Centre the operator already has the images and sound from the camera detector on the landing, has seen that this is a stranger and not your neighbour with her watering can, and has passed it to the police with those images. By the time you are back at your table, he has gone back the way he came, over the tiles.

Because the pictures went with the call, the officers looked up at the rooftops rather than at your locked street door, and by morning half the street had heard about it over coffee in the Plaza de las Flores. Your neighbour lets in her brother-in-law, who does building work around the old town, and he fits a heavier bolt to the roof terrace door. You watch from Harrogate on the IP camera, listening to the two of them argue in Spanish about which roof he must have crossed. When they have gone, you arm the house again from your phone and go back to the grandchildren.

When you come back in December, living with the alarm is as ordinary as the big old key to the street door. The tag lives on the same ring, and the neighbour keeps hers for the next time you go. What changes is the month away. A house you could not see from Harrogate is now one you can look into and listen to, and one that somebody at the centre is watching even when you are not. That is what second home security means on a street of flower pots in Estepona: you hear the bells, you see the stairs, and you stay at the wedding.

Questions

What owners in Estepona ask us

Anything else? Ask us on WhatsApp, in English.

I live in a gated community with security. Why an alarm?

Community security watches the gate and the grounds. The alarm watches your home itself and reports instantly to Segurma’s monitoring centre, where a person checks the images before alerting the police.

Can it cover my garden and pool area?

Yes, with outdoor detectors at €6/month each. The free survey decides how many you need and where they go.

Do you install in new-build apartments?

Yes. The equipment is wireless, so there is no building work, and the technician leaves everything working on the day.

Do you cover the New Golden Mile and Cancelada?

Yes, all of Estepona, from the old town to the developments on the Marbella side. Put your postcode in the form and we confirm it.

My complex has a concierge and cameras. Do I still need an alarm?

Community cameras record the shared areas and the gate. They don’t tell anyone when your own door is forced at night. The alarm does, and a person checks it before the police are called.

Can I add cameras outside?

Segurma also installs outdoor cameras. Tell us what you would like to cover and we include it in your written quote.

Do I need to be in Spain for the installation?

Someone needs to be at the property to let the technician in and be shown how the system works: you, a family member or someone you trust. If you'd rather be there yourself, we'll fit the date around your next trip.

Who installs and monitors the alarm?

Segurma, a Spanish security company founded in 1986 and listed in the Ministry of the Interior's National Private Security Register under no. 3082. Its own technicians install the system and its own Alarm Receiving Centre watches over it 24 hours a day.
