Homes in Marbella

Home security in Marbella: what we protect

Villas here tend to be big, with pools, gardens and several ways in, and they are often empty for long stretches or looked after by staff who come and go. Frontline and golf apartments sit in complexes with security at the gate but nobody watching the door of each home.

Neighbourhoods

Where we install in Marbella

Every part of Marbella is covered. These are the areas we are asked about most, and what the homes there are usually like.

  • Golden Mile

The stretch between Marbella town and Puerto Banús, with some of the coast’s largest villas and frontline apartment complexes.

  • Nueva Andalucía

Inland from Puerto Banús, known as the Golf Valley for its courses, with villas, townhouses and apartments, many owned by northern Europeans.

  • Puerto Banús

The marina and the apartment buildings around it. Lively at night, busy in summer and full of second homes.

  • San Pedro Alcántara and Guadalmina

A town in its own right within Marbella, with a pedestrian centre and family homes, and the villa area of Guadalmina by the sea.

  • Elviria and Las Chapas

East of town, with villa urbanisations among the pine trees, beachside complexes and quieter streets.

  • Sierra Blanca and the old town

Sierra Blanca is a gated hillside area of large villas above town; the old town has townhouses and flats on narrow streets around the Plaza de los Naranjos.

Also covered: Cabopino, Old town. Not listed? Put your postcode in the form and we confirm it.

The right set-up

The right alarm system for your home in Marbella

The free survey decides the final kit, but this is what we usually fit in Marbella, depending on the kind of home.

  • Apartments

Frontline and Puerto Banús apartments are usually well covered by the Kit Tranquilidad, with an extra sensor on each terrace door and the IP camera if you want to look in from abroad.

  • Townhouses

Townhouses in Nueva Andalucía or San Pedro tend to have a garden door, a front door and a roof terrace. All three get a sensor, and a camera detector covers the main living space.

  • Villas

Large villas need more than a standard kit. We start from the Kit Tranquilidad Plus and add outdoor detectors, extra camera detectors and sensors as the survey requires, all priced in writing.

Local advice

Three things that help in Marbella

  • Large villas

The survey counts every door and every room on the ground floor. Extra camera detectors and sensors are added at the listed prices, in writing.

  • Pool and garden

Outdoor detectors cover the approach, so the alert comes before anyone reaches the house.

  • Staff on different days

Give each person their own tag, so you can see in the app who came in and when.

Local guide

Protecting a home in Marbella: what we have learned

Homes in Marbella are often bigger and more complex than elsewhere on the coast, and they are frequently looked after by other people while the owners are away: gardeners, pool cleaners, housekeepers and property managers. A good alarm has to protect the house without getting in their way.

That is why we start with the layout. A large villa may need several camera detectors, outdoor detectors around the garden and pool, and sensors on doors to terraces, garages and guest houses. Everything is priced up front and written into the quote, so there are no surprises once it is installed.

For people coming and going, give each of them their own contactless tag. You will see in the app who came in and when, and you can disarm remotely for anyone who doesn’t have one. If the house is let, the alarm is disarmed and any indoor camera switched off while guests are staying.

Many Marbella owners also ask about the outside of the property: gates, driveways and the area around the pool. Outdoor detectors cover the approach to the house, and Segurma can also install outdoor cameras if you want to see who comes and goes. The survey looks at the whole plot, and every extra is listed with its price in your written quote.

Living with an alarm in Marbella

Through the year, and when nobody is home

Through the year in Marbella

Marbella is busiest from Easter to October, but many of its villas are used for just a few weeks a year, and some stay closed for months between visits. Others are looked after by gardeners, pool cleaners and housekeepers who come and go on different days. The alarm handles both: armed while the house is empty, and with a tag for each person who needs to get in.

Squatters

Villas and apartments that sit empty for long periods are a target for squatters, and Marbella is no exception. In Spain, timing is everything: if the police are alerted while the intrusion is happening, they can act at once, but once people have settled in, it usually means a court case. A monitored alarm verified on camera is there for those first minutes.

Getting it installed

Málaga airport is about 45 minutes away by car. Owners who are not in Marbella often ask their property manager or housekeeper to let the technician in. In much of Andalusia, installation is often done within a day or two of signing up.

How it protects you

If a burglar breaks into your home in Marbella

The same thing happens whether you are asleep in the UK or at the beach down the road.

How a Segurma alarm protects your home The sensors at home send the alert to Segurma’s monitoring centre, a person confirms it and alerts the police, and you are notified on your phone. Your home Monitoring centre Police alerted Sensors armed You’re told at once
  1. 1

    A sensor is triggered

A door opens or a camera detector picks up movement, and the images go to Segurma’s monitoring centre.

  2. 2

    A person checks

An operator looks at the images before anyone is called, so false alarms do not send the police to your door.

  3. 3

    The police are alerted

With the images as evidence: a report from a licensed security company, not a vague call from a neighbour.

  4. 4

    You are told at once

The alert reaches your phone wherever you are, and the siren lets the intruder know they have been seen.

While you are away

Peace of mind in Marbella, wherever you are

The last week of August is the one week the villa in Elviria is truly shut up. The family has gone on to Italy, the housekeeper is with her own family in Granada for the August holidays, and the pool man has been told not to come. The app tells the story of an empty house among the pines: no tags in, no tags out, the alarm armed since the morning you drove away. In other years this is the week you would have asked a neighbour along the lane to drive past once or twice. For a house this size the survey added an extra IP camera to the one in the Plus kit, looking down the hall towards the sliding doors onto the pool terrace.

On the Thursday, in the small hours, someone comes through the pines behind the plot, over the back wall, and works the lock on those sliding doors. Your phone buzzes in a hotel room in Lucca. You open the hall camera and see a torch beam crossing the floor. At the Alarm Receiving Centre the operator has the images from the camera detector in the sitting room and can see a stranger with a holdall, not a housekeeper who has mixed up her dates. The police are sent with those images, and the siren tells him he has been seen before he is halfway across the room. He leaves the way he came, through the pines.

In the morning your property manager, who keeps a set of keys and a tag of his own, drives out along the coast to Elviria. The police have already been, with the pictures from the night, and he walks the plot to see where the back wall was climbed. By the afternoon a fitter from San Pedro has replaced the lock on the sliding doors, and the gardener is booked to cut back the oleanders along the wall. Your manager also lets the urbanisation’s administrator know, because the path through the pines runs behind several other villas. In Italy you see the manager’s tag in, his tag out, and then the alarm armed again, all before dinner.

What changes after a night like that is how you leave the house. You stop phoning round before every trip to find out who will be passing. You arm it from the car on the way out of the urbanisation, look in through the IP camera when you feel like it, and leave the watching to the centre. That is what 24/7 monitoring is for in a villa among the pines of Elviria: the house is watched just as closely in the week nobody comes as in the week everyone is there. Wherever you are, a person looks at your house the moment it needs looking at, so you can stop doing it yourself.

Questions

What owners in Marbella ask us

Anything else? Ask us on WhatsApp, in English.

My villa is big. Will two camera detectors be enough?

Probably not, and the free survey tells you exactly what is needed. Extras are priced up front: outdoor detector or IP camera €6/month, door or window sensor €1/month.

Which postcodes do you cover?

All of Marbella: 29600 to 29604 for the town and the Golden Mile, 29660 for Nueva Andalucía and Puerto Banús, and 29670 for San Pedro Alcántara.

Can my gardener and cleaner get in without the code?

Yes, each can have a contactless tag, or you disarm for them from the app when they arrive.

Do you install in gated areas like Sierra Blanca?

Yes. We arrange access with you or your property manager, and the technician works around the community’s rules.

Can the alarm also cover a guest house or staff quarters?

Yes. Extra door sensors and camera detectors cover separate buildings on the plot, and the survey tells you exactly what is needed.

Is the monthly price the same for a large villa?

The offer applies to the kit itself; anything extra a large villa needs is priced up front and written into your quote before you sign.

Do I need to be in Spain for the installation?

Someone needs to be at the property to let the technician in and be shown how the system works: you, a family member or someone you trust. If you'd rather be there yourself, we'll fit the date around your next trip.

Who installs and monitors the alarm?

Segurma, a Spanish security company founded in 1986 and listed in the Ministry of the Interior's National Private Security Register under no. 3082. Its own technicians install the system and its own Alarm Receiving Centre watches over it 24 hours a day.
