Costa Tropical & Granada

Homes on the Costa Tropical or in Granada, and how we protect them

On the coast, homes are apartments and villas on steep hillsides with views over the sea; inland, they are often fincas a long way from the nearest neighbour. In both cases the alarm needs to keep reporting even if the fibre goes down, which is why the control panel also uses 4G/5G and has a backup battery.

In much of Andalusia the installation is often done within a day or two of signing up.

How we protect you

Home security on the Costa Tropical or in Granada: how we protect you

Homes on the Costa Tropical are built into the slope, and that shapes how we protect them. A villa above La Herradura or Cotobro often has its front door at road level, with the living rooms and bedrooms stepping down towards the sea and the lowest terrace and the pool out of sight of the street. Whoever walks up to the front door can be seen from the road; whoever climbs up from the lower terraces cannot. A monitored alarm here starts from that second person.

So the technician works from the bottom up. Sensors go on the doors to the lower terraces and the pool, a camera detector covers the stairs that join the levels, because anyone moving through the house has to use them, another watches the main living room, and the keypad goes by the door you come in through at the top. In a seafront flat in Almuñécar or at Playa Granada in Motril it is simpler: the front door, any terrace within reach and a camera detector in the hall. It is a wireless alarm, which matters in houses whose back walls are concrete set into the hillside.

If a detector is set off, it records images and sound and sends them to Segurma’s Alarm Receiving Centre, which provides 24/7 monitoring, Christmas Day included. An operator checks before anyone is called. If it is whoever tends your avocado terraces turning up early, or friends driving down from Granada for the weekend, nobody is sent. If it is a stranger on the stairs at night, the police are alerted with the images as evidence, the siren inside the house tells them they have been seen, and the alert reaches your phone. A burglar alarm that only makes a noise in an empty valley above Almuñécar helps nobody; one with a person behind it does.

Fibre does not reach every house in the hills, and a storm over the Sierra de Almijara can cut the power, but the control panel simply switches to the 4G/5G network and runs on its backup battery. From your phone you can arm the house on the drive to Málaga or Granada airport, disarm it when the pool man arrives in Salobreña and, with the Plus kit, look in on the lounge from wherever you are. That is why you can close the shutters, drive down the hill and stop thinking about the house: anything that happens there reaches someone who can act on it, and reaches you.

Your kind of home

Alarms for apartments, townhouses and villas on the Costa Tropical or in Granada

The free survey sets the final kit. This is what we usually fit here, depending on the home.

  • Hillside villas above La Herradura and Almuñécar

At Cerro Gordo, Punta de la Mona, Cotobro and on the slopes behind Almuñécar, villas step down the hillside with a pool on the lowest terrace and steps between every level. We protect the lower doors first, because they are out of sight, then the stairs and the living room. The Kit Tranquilidad Plus is the usual villa alarm here, as its IP camera lets you look in from abroad, with an outdoor detector by the pool (€6 a month) and €1 sensors for each extra terrace door.

  • Seafront apartments in Almuñécar, Salobreña and Motril

In the blocks along the beaches of San Cristóbal and Puerta del Mar in Almuñécar, below the castle rock in Salobreña, and at Playa Granada and Playa Poniente in Motril, many flats belong to families from Granada and to northern Europeans who come for the winter. We protect the front door and any terrace that can be reached from outside. On an upper floor the Kit Tranquilidad needs no additions: door sensor, camera detectors in the hall and lounge, keypad and siren, and a €1 sensor goes on a ground-floor terrace.

  • Casitas and fincas in the hill villages

Behind the coast, in Jete, Otívar and Lentegí up the Río Verde valley, in Ítrabo and Molvízar above Salobreña, and in Los Guájares, homes are often casitas among terraces of avocado and mango, reached by steep concrete tracks. We protect the house and the approach to it. The Kit Tranquilidad Plus works well, with an outdoor detector watching the way in so the alert starts before anyone reaches the door, and extra sensors for a store or a guest room with its own entrance.

When nobody is there

Holiday homes, empty months and squatters on the Costa Tropical or in Granada

The Costa Tropical has its own rhythm. In July and August, and at weekends from spring onwards, Almuñécar and Salobreña fill with families driving down from Granada, and many of the seafront flats belong to them. From October those flats go quiet until Easter. The villas above La Herradura follow the opposite pattern: northern European owners arrive for the mild winter and leave again in spring. So whatever the month, part of every street on this coast is locked up.

A flat with its shutters down from October, or a casita on the terraces above Otívar that nobody visits for weeks, is what squatters look for. Timing is what matters: once squatters are settled, removing them usually means a court case and months of waiting, whereas police alerted during the break-in can act there and then. That only happens if someone sees it, which is exactly the job of the camera detectors and the operator watching them. Give a tag to the neighbour who keeps an eye on things, the person who works your finca or your property manager, so every visit shows in the app and you can tell at a glance that each one was expected.

Questions

What owners on the Costa Tropical or in Granada ask us

Anything else? Ask us on WhatsApp, in English.

Do you cover the Alpujarra villages?

Segurma installs across Granada province. Send us the postcode and the technician checks the mobile signal at the property during the free survey.

My house is on a hillside with several terraces. Is that a problem?

Not at all. Each door to a terrace gets its own sensor (€1/month for extras), and camera detectors cover the main rooms.

How soon can it be installed?

In much of Andalusia it is often a day or two after signing up.

Can you protect a casita on an avocado finca with no neighbours?

Yes. On the terraces above Almuñécar or in the Río Verde valley, the technician covers each door of the casita and puts a camera detector in the main room. An outdoor detector (€6 a month) covering the approach gives the alert before anyone reaches the house. Because the Alarm Receiving Centre checks the images and alerts the police when it is a real intrusion, it does not matter that nobody lives close enough to hear the siren.

Is the alarm connected to the police on the Costa Tropical?

Through Segurma’s Alarm Receiving Centre, yes. When a detector is triggered at your flat in Almuñécar or your villa at La Herradura, an operator looks at the images and listens to the sound first. If it is a real intrusion, the police are alerted, with the images passed on as evidence. A cleaner or a friend down from Granada for the weekend means nobody is sent, though you still see the alert on your phone.

Can the alarm warn me about smoke while the villa is empty?

Yes, with a smoke detector on the same system for €2.50 a month. Villas on the slopes above Almuñécar and La Herradura are often shut for weeks in summer, when their winter owners have gone north, and nobody would notice smoke from a kitchen fault until it showed from the road. The smoke detector’s alert reaches your phone like any other, so you can ask a neighbour or your property manager to go and look straight away.

Do I need to be in Spain for the installation?

Someone needs to be at the property to let the technician in and be shown how the system works: you, a family member or someone you trust. If you'd rather be there yourself, we'll fit the date around your next trip.

Who installs and monitors the alarm?

Segurma, a Spanish security company founded in 1986 and listed in the Ministry of the Interior's National Private Security Register under no. 3082. Its own technicians install the system and its own Alarm Receiving Centre watches over it 24 hours a day.
