Homes in Madrid, and how we protect them
If you travel a lot for work, or head back to the UK for the summer, the app lets you arm the alarm from the airport and see every alert wherever you are.
Detached and semi-detached houses with gardens usually need door sensors on the garden side and an outdoor detector; flats are mostly about the front door and lower-floor windows.
Installation is usually arranged within 1 to 5 days of signing up.
How we protect you
Home security in Madrid: how we protect you
In Madrid the homes we protect are lived in, then left: every working day, for a week of business travel, for the school holidays. So the free survey starts with your routine as much as the layout. Who comes and goes: the cleaner, the children back from the international school in Pozuelo, the gardener who trims the hedges? Which door do you actually use? In a chalet in Las Rozas it is often the one from the garage, so the keypad goes there and that door gets a sensor. Camera detectors cover the hallway and the stairs, sensors go on every door to the outside, and the siren goes where it is heard on every floor.
Say you are in a meeting in Frankfurt when someone forces the garden door of your house in Majadahonda at eleven in the morning, with the street empty and the neighbours at work. The camera detector sends images and sound to Segurma’s Alarm Receiving Centre, and an operator there decides from what they see whether anyone needs to be called. If it is a burglar, the police are told, with the images to prove it, the siren starts inside, and your phone buzzes in the meeting room. If it is your teenager home early from school, nobody is sent. That is a burglar alarm connected to the police, working while you work.
The app turns this into smart home security you actually use. Arm the flat from the taxi on the M-30, check from your hotel that the house in Boadilla is armed, and disarm it for the cleaner on their usual morning without sharing the code. With the Kit Tranquilidad Plus, the IP camera gives you live view with sound, which is handy when the children get home before you do and you want to see them come through the door. And if you cannot remember whether you armed it before the school run, the app answers that too.
A winter storm can take the power out in the urbanisations around Boadilla and Las Rozas, and fibre in a chalet can drop for a day. The control panel talks to the centre over the internet and over the 4G/5G network and carries a backup battery, so neither leaves the house unwatched. That is what lets you stop worrying on the plane: when you are in Lisbon on Monday and London on Thursday, Segurma’s centre is watching your flat in Chamberí or your house in Pozuelo around the clock, the police are called if it is real, and you hear about it as soon as they do.
Your kind of home
Alarms for apartments, townhouses and villas in Madrid
The free survey sets the final kit. This is what we usually fit here, depending on the home.
City flats
Flats in Chamberí, Salamanca, Retiro or Arturo Soria are usually covered by the Kit Tranquilidad: a sensor on the main door, camera detectors in the hallway and living room, the keypad and the siren. Older buildings often still have a service door into the kitchen, and it gets a sensor at €1 a month, as does any window onto the interior light well that can be reached from the stairs. Ground-floor flats with a patio and top-floor áticos with a terrace get one on that door too. Frequent travellers add the IP camera with the Plus kit.
Terraced and semi-detached chalets
The adosados and pareados of Las Rozas, Majadahonda and Boadilla usually spread over three floors: a basement, a ground floor onto a small garden and the bedrooms above. Most are well covered by the Kit Tranquilidad, with a camera detector on the stairs and an extra sensor at €1 a month for each basement window at ground level. Many of these houses have a fireplace for the Madrid winter, so a smoke detector at €2.50 a month is a common extra. Corner houses with a side passage to the garden add a sensor on the side door as well.
Detached houses on larger plots
In Somosaguas, Aravaca, La Moraleja or Las Lomas in Boadilla, a detached house usually starts from the Kit Tranquilidad Plus, so the IP camera is there when you are travelling. Outdoor detectors at €6 a month each cover the garden and pool before anyone reaches the house, sensors go on the pool house and any staff quarters, and an extra IP camera at €6 a month can watch a second living area. A guard at the urbanisation entrance watches the gate, not your terrace door, which is why these homes still need their own alarm.
When nobody is there
Holiday homes, empty months and squatters in Madrid
Madrid empties on a timetable everyone knows. In August much of the city leaves for the coast or the north, and whole streets of chalets in Majadahonda and Las Rozas have their shutters down for weeks. Families who follow the British and international school calendar often fly home for most of the summer, and again at Christmas and Easter, while people who travel for work leave a flat in Chamberí empty from Monday to Thursday. Plenty of Madrid owners also have a second home on the coast, so the city flat stands empty exactly while they are by the sea. No car in the drive and post in the letterbox are easy for anyone to read.
An empty flat in Retiro or a shuttered chalet in Las Rozas is as tempting to squatters as any beach house. Once they are living there, getting them out normally goes through the courts and takes months. If the police hear about it while the door is still being forced, they have a far better chance of stopping it there and then. So an anti-squatter alarm in Madrid has to be monitored and checked on camera, with the alert going to the police during the break-in and to you on the beach in Cornwall. Leave a tag with the neighbour who stays in Pozuelo through August, or with the cleaner who checks the flat, and the app shows every visit.
Price
What a monitored alarm costs in Madrid
In Madrid the fee mostly follows the type of home. A flat in Chamberí or Retiro is normally covered by the Kit Tranquilidad: €24.90 a month for the first 12 months, then €43.90. Chalets in Las Rozas or Boadilla usually stay on that kit with a few extra door and window sensors for the basement and garden. Families in Pozuelo or La Moraleja tend to choose the Kit Tranquilidad Plus for the live camera, at €24.90 for the first 12 months and then €49.90, often with outdoor detectors for the garden. VAT, equipment and installation are included.

Questions
What owners in Madrid ask us
Anything else? Ask us on WhatsApp, in English.
I travel a lot. Can I control the alarm from abroad?
Yes. With the Segurma app you arm and disarm it, see every alert and let people in without sharing codes.
Do you cover the towns outside the city?
Yes, Segurma installs across the Community of Madrid. Send us the postcode and we confirm it.
Do you also do alarms for offices and shops?
Yes. The business kit costs €24.90 + VAT for the first 12 months, with a panic button instead of the remote, on a 36-month term.
We already have CCTV at our house in Majadahonda. Why add a monitored alarm?
Cameras that only record are useful the morning after, when you sit down and watch what happened. A monitored alarm acts while it is happening: the camera detectors send images to Segurma’s Alarm Receiving Centre, a person checks them, and the police are alerted with that evidence while the intruder is still in your house. You can keep your cameras, and with the Kit Tranquilidad Plus the IP camera’s live view sits in the same app as the alarm.
Can you fit an alarm in an old building in Chamberí or Salamanca without building work?
Yes. The kit is a wireless alarm, so there is no chasing of plaster, no cable running along the cornices and nothing lifted from the parquet, which is usually the first worry for owners of a classic flat in Chamberí. Each detector and sensor goes where the free survey placed it, chosen around the high ceilings and tall balcony doors these buildings have. Afterwards the only new things you notice are the keypad by the door and the deterrent sign.
Our flat in Salamanca has a portero. What does the alarm add?
The portero looks after the entrance during working hours, but the lodge is usually closed at night and at weekends, and porters take their holidays too, often in August, exactly when flats in Salamanca and Chamberí stand empty. The alarm watches your own door and windows around the clock, and an intrusion is checked on camera before the police are alerted. Think of the portero as the front gate and the alarm as your own door, watched by people whose job is to look.
Do I need to be in Spain for the installation?
Someone needs to be at the property to let the technician in and be shown how the system works: you, a family member or someone you trust. If you'd rather be there yourself, we'll fit the date around your next trip.
Who installs and monitors the alarm?
Segurma, a Spanish security company founded in 1986 and listed in the Ministry of the Interior's National Private Security Register under no. 3082. Its own technicians install the system and its own Alarm Receiving Centre watches over it 24 hours a day.
